Qe offer a comprehensive suite of construction services to clients looking to build a new project. While we specialize in modular construction, we are equipped to handle all types of building projects. We service three different clients:
- The Developer
- The Contractor
- The Manufacturer
If a client is interested in a modular project, they usually fall into our first category of clients. Most often, developers come to us with an architect on board and some sort of plan in place, whether it has been conventionally designed or just consists of a building outline on a plot plan.
To ensure a successful project, we prefer to start before entitlements. By doing so, we can guide our clients on what makes a good modular project, avoiding submission of building designs that wouldn't work or make sense for factory production. Our team provides common rules for wood frame modular projects, and informational write-ups about design as it relates to production.
Our sales rep lan may stay involved throughout the design process, doing a little "free-con" proofing of plans, and providing input on the AOR’s updated plans. This helps ensure that the project stays on track and that the final design is feasible for factory production.
Our process is broken down into four sprints:
Sprint 1 - Design and Entitlements
We like to start before entitlements so that we can provide guidance on what makes a good modular project.
We provide common rules for wood frame modular projects and information write-ups about design as it relates to production.
We handle the modular portion of the project while the architect handles the site side of things.
We stay involved throughout the design process, doing a little “free-con” proofing plans and providing input on the AOR’s updated plans to avoid going off track.
Sprint 2 - Architectural Design and Bid
We put the architectural design out for bid with multiple factories.
The design is complete and non-changing, providing a competitive playing field for the factories.
Factories leverage the timing and progress of the package to give the most competitive pricing possible to ownership.
Sprint 3 - State Submittal
We begin the development of the state submittal package once the client picks a factory from the pool.
We start designing the details behind the walls, including systems and coordination of the utilities.
We troubleshoot any design issues to prevent problems during production.
We submit the state package for permit approval, which marks the end of our work for the Developer.
Sprint 4 – Factory Production
We work for the factory during Sprint 4 doing shop drawings and model integration.
Once the state permit is received, our work for the Developer is complete.
Our team of over 30 BIM modelers on staff, state permit specialists, project managers, design directors, and engineers have successfully completed over 75 projects, making us experienced and knowledgeable in the field of modular construction. We pride ourselves on being transparent and accountable, providing clear deadlines and expectations to keep everyone on the project team focused on the Owner's goals. We operate within Procore to provide everyone with access to relevant and current information, and we host the model in BIM 360 so everyone is working on the project live without any discrepancies.
